About These Terms
These terms and conditions govern the provision of energy performance certificate (EPC) assessment services by North Wales Energy Certs ("we", "us", "our"), a sole trader business based in Deganwy, North Wales.
By booking an EPC assessment with us, you agree to these terms. If you have questions, contact us at info@northwalesenergycerts.co.uk before booking.
Service Description
We provide domestic and commercial energy performance certificate assessments carried out by an Elmhurst-accredited energy assessor. The service includes:
- A site visit to the property to carry out the assessment
- Data entry and production of the EPC report
- Lodgement of the certificate on the official government EPC register (at epcregister.com)
- Provision of the certificate reference number and a copy of the report
We aim to lodge the certificate on the official register within 48 hours of the site visit. This is our standard turnaround — not a guaranteed contractual deadline — but we meet it in the great majority of cases. If we cannot meet it for any reason, we will inform you.
Booking Process
A booking is confirmed when we have agreed a date and time for the site visit by phone, WhatsApp, email or via the website form, and the price has been agreed. We will confirm the booking in writing (by email or WhatsApp message).
To carry out the assessment, we require reasonable access to the property, including the loft space (where one exists and is accessible), all habitable rooms, and the heating system and controls. If access to key areas cannot be provided at the time of the visit, we reserve the right to reschedule.
EPC Validity
An energy performance certificate is valid for 10 years from the date of lodgement on the official register, subject to the following important conditions:
- The certificate reflects the property as assessed on the date of the site visit. Significant changes to the property after the assessment — such as extensions, new heating systems, loft conversions or insulation improvements — may affect the accuracy of the rating and could mean the certificate is no longer representative of the property's current energy performance.
- Changes to EPC assessment methodology (such as the planned introduction of the New Home Energy Model) may affect whether an existing certificate satisfies future regulatory requirements, even if it remains technically "valid" under the 10-year rule.
We cannot accept responsibility for changes to EPC regulations, assessment methodology or compliance requirements that occur after the certificate has been lodged. We assess to the current standard at the time of the assessment.
Payment Terms
Payment terms will be agreed at the time of booking. Payment is typically due on or shortly after the day of the site visit. Accepted payment methods will be confirmed at the time of booking.
We are not VAT registered. No VAT is charged on our services. The price agreed at booking is the total price payable.
Cancellation and Rescheduling
We understand that circumstances change. If you need to cancel or reschedule a booking, please give us as much notice as possible — at least 24 hours where you can.
We reserve the right to charge a cancellation fee for appointments cancelled with very short notice (same-day cancellation or failure to provide access at the agreed time) where we have incurred travel costs in attending or travelling to the property. Any cancellation fee will not exceed the agreed assessment price and will be discussed before being applied.
If we need to cancel or reschedule due to circumstances on our side, we will give you as much notice as possible and rearrange at a time convenient to you. No fee is charged in this case.
Limitation of Liability
Our assessments are carried out to the current approved methodology and are lodged by an accredited assessor. However, an EPC is an asset rating — it reflects the property's fixed characteristics as assessed, not a guarantee of actual energy bills or costs.
We are not liable for any loss arising from reliance on an EPC for any purpose other than its intended use as a property energy rating document. We are not liable for regulatory changes that affect the usefulness or compliance status of an EPC after it has been issued.
Our professional indemnity insurance covers errors in the assessment methodology. Complaints about the accuracy of an EPC should be raised with us in the first instance and, if unresolved, with Elmhurst Energy via their complaints process.
Governing Law
These terms and conditions are governed by the law of England and Wales. Any dispute arising in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
