What We Need From You
When you get in touch, it helps to have the following information ready. It lets us give you an accurate price and get a date in the diary quickly.
- Property address including postcode
- Property type: house, flat, bungalow, commercial unit, etc.
- Number of bedrooms (for domestic properties)
- Reason for the EPC: sale, new tenancy, remortgage, etc.
- Access requirements: whether the property is occupied or vacant, if a tenant needs to be present
- Best times to visit: mornings, afternoons, specific days
You don't need to prepare the property in any special way. Just make sure we can access the loft hatch (if there is one) and the boiler or heating controls. If the property is vacant, make sure we can get a key.
What Happens Next
We'll Confirm Availability
We'll come back to you within a few hours during business hours to confirm our availability and discuss a suitable time for the visit. We can often accommodate bookings at short notice.
Agree a Visit Time
Once availability is confirmed, we'll agree a date and time that works for you (and your tenant if the property is occupied). We'll confirm the price at this stage.
Assessment: Around 40 Minutes
The site visit takes around 40 minutes for a standard domestic property, longer for larger or commercial buildings. We record the property construction, heating, insulation and floor areas. It's non-invasive and quick.
Certificate Lodged Within 48 Hours
We'll process the data and lodge the certificate on the official EPC register within 48 hours of the visit, usually sooner. We'll send you the certificate reference number and a copy of the report.
