Domestic EPCs cover residential properties: houses, flats, bungalows, maisonettes and conversions. The price is based on the size and type of property. Most standard homes up to 3 bedrooms are assessed at the base rate.

What Affects the Final Price
Most domestic bookings are at the standard rate. These are the situations where we may need to discuss the price before confirming:
- Property size. A 4-bedroom detached house takes longer to assess than a 2-bedroom terraced. Larger floor areas mean more rooms to measure and record.
- Commercial complexity. A small barber's shop assesses quickly. A large industrial unit with multiple heating systems and zones takes considerably longer. We price commercial jobs based on a description before visiting.
