How much does a domestic EPC cost?
A domestic EPC starts from £80 with North Wales Energy Certs. That covers most standard residential properties: terraced houses, semis, detached homes up to three bedrooms, and flats of any size.
There's no VAT on top. The price agreed before the visit is the price you pay.

What affects the cost of an EPC?
Most domestic bookings are at the £80 rate. A few factors can affect the price:
Property size. Larger properties take longer to assess. A four-bedroom detached house has more rooms, more measurements and more construction details to record than a two-bedroom flat. The price is confirmed before the visit, so there are no surprises on the day.
Location. Travel to properties across most of the North Wales coverage area is included. Properties in more remote locations may carry a small travel supplement, which is always confirmed before you book.
Unusual construction. Listed buildings, properties with non-standard construction methods, or buildings with mixed-use elements sometimes require additional time. If that applies to your property, we flag it before booking.
Landlords with multiple properties. Booking several assessments together reduces travel costs and we offer a reduced rate per property when scheduling as a group. Get in touch to discuss a portfolio booking.
For a full breakdown of what affects the final price, see the EPC pricing page.
How much does a landlord EPC cost?
A landlord EPC uses the same domestic methodology and the same starting price of £80. The certificate produced is a standard domestic EPC, valid for ten years.
The relevant regulation for landlords is the Minimum Energy Efficiency Standards (MEES). Privately rented properties in England and Wales must currently hold a minimum EPC rating of E to be legally let. Properties rated F or G cannot be let without a valid exemption registered on the government's PRS Exemptions Register.
If you have several rental properties to assess, we can often schedule them together to reduce the cost per property. More information is on the landlord EPC page.
How much does a commercial EPC cost?
Commercial EPC pricing works differently to domestic. The assessment uses a different methodology (SBEM, or Simplified Building Energy Model), and the size and complexity of the building has a much larger effect on assessment time.
For smaller commercial properties such as retail units, small offices and holiday lets, prices start from £210. Larger or more complex properties are priced individually, based on a description of the building, and a fixed quote is given before you book.
If you have a commercial property that needs an EPC, request a commercial EPC quote.
Is the cheapest EPC always the best option?
Not always. A valid EPC must be produced by an accredited assessor and lodged on the official register. A certificate that hasn't been properly lodged isn't valid, and that matters when a solicitor or letting agent asks for the reference number.
When comparing providers, it's worth checking:
- Accreditation. Energy assessors must be accredited through an approved scheme. North Wales Energy Certs is accredited through Elmhurst Energy (registration number 87351496).
- Total cost. Confirm the full price and what's included before booking.
- Turnaround time. If you're mid-sale or a tenancy start date is approaching, ask when the certificate will be lodged, not just when the assessment takes place.
- Who carries out the assessment. Some providers sub-contract to local assessors. Knowing who you're dealing with means you can ask questions and get direct answers.
When you book with North Wales Energy Certs, the same person quotes, carries out the assessment and lodges the certificate.
How long does an EPC assessment take?
A domestic EPC assessment usually takes between 30 and 60 minutes, depending on the size and layout of the property. The assessor records construction details, insulation, heating system, hot water, lighting and floor areas for every room. Larger homes naturally take longer.
You don't need to be present throughout. Someone just needs to let the assessor in and provide access to all rooms, including any loft space.
Commercial assessments vary considerably. A small retail unit takes far less time than a large warehouse. We'll give you a realistic time estimate when you enquire.
How quickly will I receive my EPC?
The certificate is lodged on the national EPC register within 48 hours of the site visit. In practice, most domestic certificates are issued the same day or the following morning. You'll receive the document and reference number by email once it's live on the register.
Do I need an EPC?
In most cases, yes. Where no valid EPC exists, one must be commissioned before the property is marketed for sale or let. Reasonable efforts must then be made to obtain the full certificate within the required timeframe.
EPCs are valid for ten years. You can check whether an existing certificate is still valid at find-energy-certificate.service.gov.uk by searching the address.
There are specific exemptions under the EPC regulations, but eligibility depends on the individual building and circumstances. The rules vary depending on property type and how it is used, and not every building that might seem to qualify is automatically exempt. The FAQ page covers common questions, and official government guidance should be consulted for specific cases.
